Modification is where a container stops being a box. Roller shutters instead of cargo doors, a personnel door in the side, windows, insulation, lining, lighting and sockets. The shell is the cheap part; the work is what you are buying.

Cutting a large opening removes strength from the side wall, so openings are framed and welded back in. This matters if the container will ever be stacked or lifted with a load inside. Ask about the reinforcement when you specify the opening.
Anything with people in it needs insulating, and so does anything where condensation would spoil the contents. Closed-cell spray foam is the usual answer because it seals as well as insulates. Remember it takes internal height, which is a reason to start with a high cube.
