A 40ft High Cube container converted into a practical climate-controlled office and secure inventory storage area. The unit combines a finished workspace with integrated storage features, electrical provisions, lighting, air conditioning and two different access points, making it suitable for businesses that need a ready-to-use space without building a permanent structure.

40ft High Cube Container Office – Climate-Controlled Workspace & Inventory Storage

This modified 40ft High Cube shipping container is designed for businesses that need both a comfortable working area and secure storage under one roof. The unit has been insulated and fitted with a 15,000 BTU PTAC climate-control system, LED lighting, electrical provisions and a large side roll-up door for convenient access to stored goods.

The original rear cargo doors remain in place, providing the wide opening associated with a standard shipping container. The additional side roll-up door makes the layout more practical for day-to-day operations, allowing staff to retrieve smaller items without opening the main cargo doors.

Designed for Office and Storage Use

The main advantage of this conversion is its combination of workspace and storage. Instead of dedicating an entire container to either an office or a stockroom, the 40ft layout can support both functions within the same structure.

Construction companies can use the unit as a site office while keeping tools, materials and frequently used parts close at hand. Retailers can use it as a satellite stockroom, inventory area or temporary business location. Agricultural and industrial operations can also use the space for administration, equipment storage or staff facilities.

The High Cube structure provides additional vertical clearance, while the insulation and PTAC system help create a more comfortable interior environment than an unmodified steel container.

Interior Insulation and Climate Control

The interior walls are fitted with approximately 1-inch Styrofoam panel insulation, while the ceiling uses approximately 2 inches of insulation. The insulated enclosure works together with the installed 15,000 BTU PTAC unit to help maintain a more controlled indoor environment.

Actual heating and cooling performance depends on factors such as outdoor temperature, insulation condition, door usage, sun exposure and the final interior layout. The PTAC system should be evaluated for the specific site and intended occupancy before installation.

Electrical Setup

The container includes a 125A-capacity interior electrical panel supplied through an exterior 60A disconnect. Three 4-foot LED fixtures provide overhead illumination, and a duplex GFI outlet is included for general electrical use.

The electrical system requires connection to an appropriate site power supply. Final connection, grounding and commissioning should be completed by a licensed electrician in accordance with applicable local electrical codes.

Dimensions and Capacity

As a 40ft High Cube container, the unit has an external footprint of approximately 40 ft long × 8 ft wide, with an overall height of approximately 9 ft 6 in. Conversion work, insulation and interior finishes reduce the original shipping-container interior dimensions.

A standard 40ft container provides roughly 2,390 cubic feet of internal volume before conversion. The actual usable floor area and interior volume of this unit will be lower after insulation, electrical work, climate-control equipment and other modifications are installed.

Dimensions and capacity

Internal dimensions are approximately 39 ft 5 in × 7 ft 8 in × 7 ft 10 in (12,032 × 2,350 × 2,393 mm), giving 2,390 cu ft (67.7 m³) of usable space, with double doors at one end. These are the standard figures for a 40ft container; exact internals vary slightly by manufacturer.

Condition

This is a used container that has been in service. It is wind and watertight — no holes, working door seals, an intact roof — but it shows its history: surface rust, dents and previous owner markings are normal and do not affect how it performs.

What it is good for

This unit is commonly used for a fitted-out working space. Doors, windows, insulation, electrics and paint can all be added before it ships — it is cheaper and neater to specify a conversion while the container is still in our yard than to modify it on your site afterwards.

Standards and inspection

Containers intended for international shipping carry a valid safety approval plate under the Convention for Safe Containers, administered by the International Maritime Organization. Condition grades such as cargo-worthy follow the inspection criteria published by the Institute of International Container Lessors. If you need a unit for shipping rather than static storage, tell us and we will confirm its plate before dispatch.

Delivery

Delivery is quoted against your site access rather than published as a flat rate, because haulage for a container depends on the distance, the approach and whether a crane is needed. Most deliveries use a tilt-bed truck, which needs a clear and reasonably level run about twice the container length. We price it before you commit.
